The Town has received a development application for Outbuilding to Single House Additions (Residential) at the above-mentioned property.

In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Outbuilding Post - 1 metres required; 0 metres proposed (post on Boundary) to north-eastern boundary.
  • Maximum Height of Boundary Wall – A boundary wall to the Northwestern Lot boundary with a maximum height of 4.1 metres above natural ground level in lieu of a maximum height of 3.5 metres as permitted under the Residential Design Codes.
  • Length of Boundary Wall – A boundary wall to the Northwestern boundary is proposed to have a length of 7.55 metres. The Residential Design Codes permits a boundary wall of a maximum length of 6.77 metres as permitted under the Residential Design Codes.
  • Large Outbuilding Size – The Residential Design Codes prescribes the maximum size for a Large Outbuilding is 60m2 in area. The proposed large outbuilding is 75.5m2 in area.

Please note that the above-mentioned matters will be considered based on the merits of the case, and with regard to the relevant design principles and any comments received from nearby affected landowner(s) and occupier(s).
