5.2023.269.1 - 6 Pinedale Street, East Victoria Park (Closed)


The Town has received a development application for additions to a Single House at the abovementioned property.

In accordance with the Town’s Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

    • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:

     

      • Wall to New Kitchen has a proposed setback of 1.4m in lieu of 1.5m to the south western lot boundary.
      • Wall to New Living room has a proposed 1m setback in lieu of 2m to the south western lot boundary.
      • Raised Alfresco Area has a proposed 0m setback in lieu of 1.5m to the south western lot boundary.
      • Raised Alfresco Area has a proposed 1.2m setback in lieu of 1.5m to the south eastern lot boundary.
      • Wall to New Ensuite room has a proposed 1.1m setback in lieu of 1.7m to the south eastern lot boundary.
      • Carport posts has a proposed 0m setback in lieu of 1m to the north eastern lot boundary.

     

    • Fill and Retaining behind Street Setback Line - A retaining wall is proposed to be constructed along the south western common boundary with 8 Pinedale Street, East Victoria Park. The retaining wall is proposed to have a maximum height of 0.52m above natural ground level. The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1 metre of a common boundary up to a maximum height of 0.5m above natural ground level.

     

    • Fill within Street Setback Area – The application proposes fill and associated retaining wall(s) ‘between the street alignment and the dwelling’ with a maximum height of 0.5m above the natural ground level. The Residential Design Codes permit filling or excavation within 3 metres of the street alignment or between the street and the building (whichever is the lesser) where it does not exceed 0.5m from the natural ground level.

     

    • Visual Privacy – The Residential Design Codes prescribes minimum setback distances for unscreened major openings from boundaries in order to achieve a reasonable level of privacy. The application proposes variations as follows:

     

      • Raised Alfresco area has its cone of vision overlooking HN 4 Pinedale Street.
      • Raised Alfresco area has its cone of vision overlooking HN 22 Ramsden Street.

 

Please note that the decision-maker will take into account the comments received, however, they are not obliged to support these views. The development proposal will be considered based on the merits of the case, with regard to the relevant planning/design principles and any comments received from nearby affected landowner(s) and occupier(s).
