The Town has received a development application proposing the construction of a detached patio at the rear of the above-mentioned property.

 

In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

 

  • Boundary Setbacks – The proposed patio will be setback 0.125m to the posts and nil to the roof/gutter from the eastern side lot boundary.  Under clause 5.1.3 C3.1 of the Residential Design Codes Volume*1 (R-Codes) the minimum deemed-to-comply lot boundary setbacks for the patio is 1.0m to the posts and 0.45m to the roof/gutter. 

 

Please note that the abovementioned matter/s will be considered based on the merits of the case, and with regard to the relevant design principles of the R-Codes and any comments received from directly adjoining landowner(s) and occupier(s).
