5.2023.28.1 - 114A & 114B Mars Street, Carlisle (Closed)


In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following:

 

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Mars Street with an average setback of not less than 6.0 metres. The application proposes a setback to Mars Street of 3 metres minimum and 5.2 metres average.

 

  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
  • Ground Floor wall to Bed 3 and Alfresco of Unit 3 – 1.5 metres required; 1.14 metres proposed to north-eastern boundary (abutting 113C Star Street).

 

  • Fill and Retaining behind Street Setback Line – The Residential Design Codes permit filling and associated retaining walls behind the street setback line and within 1.0 metre of a common boundary up to a maximum height of 500mm above natural ground level.
  • A retaining wall is proposed to be constructed along the northwestern common boundary (nil setback) with 112 Mars Street. The retaining wall is proposed to have a varying height of between 0 metres and 0.7 metres above natural ground level.
  • A retaining wall is proposed to be constructed along the northwestern common boundary (nil setback) with 116A Mars Street. The retaining wall is proposed to have a varying height of between 0 metres and 0.6 metres above natural ground level.

 

Please note variations to the above requirement(s) will be considered based on the merits of the case, and with regard to the relevant design principles and any comments received from nearby affected landowner(s) and occupier(s).
