The Town has received a development application for the construction of a two storey, single house at the above mentioned property. 

The proposal for the single house includes reduced primary and secondary street setbacks. 

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following:

  • Primary Street Setback – Council’s Local Planning Policy 25 – Streetscape requires a minimum street setback of 3.0 metres from McCartney Street with an average setback of not less than 6.0 metres. The application proposes a setback to McCartney Street of 1.659m metres minimum and a 6.9m metre average.   
  • Secondary Street Setback – Council’s Local Planning Policy 25 – Streetscape requires a minimum secondary street setback of 3.0 metres from Roberts Road. The application proposes a minimum setback of 2.515 metres to Roberts Road.

Please note that variations to the above requirement(s) will be considered based on the merits of the case, and with regard to the relevant design principles and any comments received from nearby affected landowner(s) and occupier(s).
